What's New in Brentwood Hills!
Dowgal Community Association Services is pleased to announce that Brentwood Hills Homeowners Association has entered into a management agreement with DCAS, with full management services beginning January 1, 2027.
In advance of that transition, DCAS has agreed to provide Brentwood Hills with a new public-facing community website ahead of schedule due to issues affecting the Association’s current website provider that are unrelated to Dowgal. This new site will serve as a central source for community information, governing documents, important notices, contact information, and links to resident resources.
As we transition from the previous website to our new Brentwood Hills HOA website, we are in the process of recreating each page and transferring the documents and information that were previously available online. Some materials may be temporarily unavailable or still in the process of being added during this transition. We appreciate your patience and understanding over the next several days as we complete the move and make sure everything is organized, current, and easy to find on the new site.
Until the current management agreement concludes on December 31, 2026, the Resident Portal link on this website will continue to direct homeowners to the Association’s existing portal with the current management company so residents can continue accessing the services they rely on without interruption. At the end of November, residents will be able to preregister for a new account on Dowgal’s proprietary portal system DCAM360. When that becomes available, we will provide clear instructions here on how to register.
We look forward to working with the Brentwood Hills community and providing a smooth transition into the new management and technology platform.

You should know what your money is being used for! And know if we are going to raise the dues next year. Heres a list of what this Board has been spending your money on since we were elected in June 2025:
- Rekey all locks and padlocks, replace 4 worn locks on the property
- Replace 2 toilet, repair 3 toilets
- Repair rusted spigot on clubhouse wall
- Replace rusted post on north pool patio gate
- Repair rusted plate on kiddie play set
- Repair astroturf on kiddie playground
- Replace astroturf on bocce ball court
- Replace chain link fence on bocce ball court
- Buy complete bocce ball set
- Restrap 45 lounge chairs
- Buy 6 new umbrellas and 5 tables
- Repair 12 sections of pvc fence on Brentwood Hills Bl where trees distorted fence
- Repair 11 sections of pvc fence on Brentwood Hills Bl and Dew Bloom Rd where fence had missing or broken slats
- Add 16 ft drive through gate on well yard
- Repair entire irrigation system to work entirely off main controller and make multiple sprinkler head repairs
- Repair long time leak on main irrigation line at Citrus Orchard rd
- Repair broken parking lot curbs and add curb on front triangle plant area
- Recoat parking lot asphalt and restripe
- Replace all burned out pool and parking lot pole lights
- Replace all front plant area landscape lights
- Replace all monument landscape leds and timers
- Clean up and remove debris at all entries and we’ll yard
- Replace all ceiling fan light bulbs
- Replace new 911 emergency call box at clubhouse
- Repair ice maker
- Replace ice maker filter
- Replaster pool finish
- Repair and expand pool surround non slip step out area
- Repair and recoat splash pad finish
- Replace splash pad chemical feeder
- Install 3 new automatic pool chemical feeders
- Replace main pool pump and motor

- Hire janitorial service. Save $10K per year and get 5 days a week service
- Hire Guarda Security and get 7 days a week service
- Hire Dowgal Community Association Services as management effective 1/1/2027. Save almost $10K per year and get the Property Manager at our Clubhouse 5 days a week
- Renovate landscape from Lumsden to Walsingham with renovated Lumsden entry monument and Clarion entry. New landscape design and lighting.

Flood Information
Hillsborough County is a participating community in the Federal Emergency Management Agency’s (FEMA’s) National Flood Insurance Program (NFIP). Furthermore, since October of 1992, the County has taken advantage of the opportunity to participate in the NFIP’s Community Rating System, or CRS. The CRS program incentivizes communities to go above and beyond minimum standards to implement best practices that better protect the community from flooding.

Help Keep Trash Out of the Recycling Bin

Notice Regarding Changes in Trash Days
Hillsborough County announced January 3rd that trash, recycling, and yard waste days are changing January 31st. It appears that our new trash days for Brentwood Hills will be:
Garbage (Grey bin) Mondays & Thursdays
Recycling (Blue bin) Thursdays
Yard Debris (neatly trimmed or in barrels) Thursdays
Bulky Item Pickup
Please do not leave bulky items such as furniture etc. at curbside without first scheduling a pickup with Hillsborough County. If our inspectors note it, and it’s not removed in a timely manner, you will receive a notice from the HOA. If the HOA removes it, you will be billed the cost from our vendor for removal – typically $150. This isn’t the way to go, simply call the county to schedule a pickup and avoid the charges and hassle from the HOA. You can contact the county at (813) 272-5680 and they will be happy to assist you.

Street Parking – ALSO – Parking on any grass is prohibited!

Please take a moment to familiarize yourself with the regulations so you can hopefully avoid being ticketed by the Hillsborough County Sheriffs Office.
